Invest in Greece and become a Permanent Resident
Property investment — €800,000
Minimum €800,000 in Attica, the regional units of Thessaloniki, Mykonos and Thira, and islands with over 3,100 inhabitants, including Crete.
Property investment — €400,000
Minimum €400,000 for the standard property route in the remaining areas of Greece.
Conversion to residential use
Minimum €250,000 for a qualifying conversion of non-residential property into housing, subject to special conditions.
Listed-building restoration
Minimum €250,000 for a qualifying listed building requiring restoration or reconstruction, subject to special conditions.
Property requirements to check
The investment must satisfy the single-property rules. For the standard €800,000 and €400,000 routes, built properties or those with a building permit require at least 120 m² of main spaces. Auxiliary spaces do not count. The special €250,000 routes do not carry this minimum-area requirement.
A qualifying change of use must be completed before applying. Listed-building restoration or reconstruction must be completed before the first renewal. Each unrelated co-owner’s share must meet the applicable minimum; special rules apply to spouses and registered partners.
The property Golden Visa has no universal Type D visa requirement. Lawful-entry or lawful-residence conditions must be checked for your circumstances. Earlier investments may fall under transitional rules.

Eligible non-EU investors can obtain a five-year Greek residence permit, renewable while the legal conditions remain satisfied. The property investment threshold depends on location and the type of transaction.
The permit is initially issued for five years. Renewal depends on keeping the qualifying investment and meeting the legal requirements applicable at each renewal.
Who qualifies for the Golden Visa?
Qualifying family members may apply, subject to relationship, age and other legal conditions.
The applicant should also meet the following criteria to be eligible for the Greece Golden Visa Program:
- Have a clean criminal record
- Have medical insurance for themselves and their family members
